Why certain hotels hold their value for decades
The difference between a forgettable hotel and one that endures rarely shows up in a model. It lives in the decisions made before the model exists.
Bruma brings creative direction, development expertise and commercial discipline together to create distinctive hotels rooted in place.
It is a creative concept, a complex development project and an operating, service-based business. These dimensions are usually handled separately. Bruma connects them from the beginning.
Concept, Product, Brand, Development and Performance are not separate services. They emerge from a single idea, and Bruma’s value lives in the space where they meet.
We believe great hotels are not created through design, branding, development or operations in isolation.
The best hotels carry their concept intact, from the original idea through execution and into operation. At Bruma we coordinate every discipline so the details are not lost along the way. We shape the original idea and its identity, build the financial analysis that supports it, coordinate the development that gets it built, and make sure it reaches the guest through operations.
Concept, positioning and brand: the point of view the hotel will carry, and who it is for.
The financial and market discipline that pressure-tests the idea and shapes what gets built.
Feasibility, capital, design and construction coordinated so the concept survives execution.
Delivery to the guest and to the asset: performance measured against the promise made at the start.
To identify the right brand fit in a blue-ocean market with growing demand and no direct competition in the international branded space, and to develop a successful hotel within a larger mixed-use development.
Through its Colombian partner company, Capitana Capital, Bruma is the co-GP partner in the project, contributing hotel expertise across brand identification, contract negotiation, financial analysis, development assistance, capital structuring and concept creation, and managing the relevant consultants, general contractor, architect, engineers and designers, alongside capital partners.
Which brand and why; the target guest; the program, including F&B and events; the capital structure; and the hotel’s relationship within the surrounding mixed-use development.

How a lobby feels at ten at night, how a room is actually laid out, how a building speaks to its place: where design and returns quietly meet.
When there is an ever-growing number of hotel concepts, the ones that last carry a clear point of view through every part of the property.
A design journal in formation, closer to an investment house’s insights than a consulting blog.
Bruma was founded to connect creative direction with institutional hotel-development discipline, the belief that a hotel’s idea, its numbers and its execution should never be decided in separate rooms.
My name is Tomas Buitrago, and I have a deep passion for hospitality in all its forms. To me, great hospitality is invisible, composed of thousands of small details that are not obvious to guests and are experienced collectively. From the location of a hotel within its context, to the proportions of a room, to the program mix or its identity, each decision contributes to how a hotel feels and whether it succeeds.
I have always had a strong sensitivity for design, and an equally strong interest in hospitality, and I have made it my purpose to create and eventually own exceptional hospitality properties. I have spent my career building the range of skills that lets me influence a project from concept through service.
My work spans construction, development, financial analysis and asset management, on assets of up to roughly $300M+ in value across the United States and Latin America. I have worked on several sides of the table, mostly on the ownership side, and today I am co-developing several branded hotel properties across Latin America, with a focus on Colombia.
In a market with a seemingly endless supply of hotel concepts, the great ones distinguish themselves by carrying a clear point of view through every part of the property, the concept, the product, the brand, the development and, finally, the performance. Bruma is meant to be the connective force that unites those disciplines.
